

A Dallas landmark that once welcomed the likes of Judy Garland, Dean Martin and Elvis Presley is breathing new life as a mixed-use development following an extensive renovation. Led by 5G Studio Collaborative, updates to the century-old Maple Terrace Apartments transformed the historic building into a nine-story boutique office building while preserving its historic culture.
The updates include an abundance of glass, such as a new high-performance curtainwall system that encloses indoor spaces where occupants can enjoy views of the deck park’s unique garden spaces. 5G Studio also specified a large northeast-facing moveable glass wall system on the eighth floor and an extensively glazed double-height entrance.
“The new curtainwall addition was designed to complement the original building design, but it was done in such a way that creates a unique contrast between the modern building addition, the building’s new office use and the Mission Revival style existing building with its iconic residential history,” says Christine Robbins-Elrod, principal at 5G Studio.
The building’s office tower, which stands at the foreground of the new residence luxury tower, features Vitro’s Solarban R100 Solargray glass that provides privacy for office occupants and reduces glare. The luxury tower features Solarban 90 Acuity.
Vitro officials say that while a variety of glazing options were considered, an energy model helped inform the final selection of Solarban R100 Solargray glass on the second surface.
“The aesthetics of the Solarban R100 Solargray glass combination were a contributing factor, and the resulting low solar heat gain coefficient of 0.17 allowed the team to achieve energy efficiency goals for the entire project,” says Robbins-Elrod.
Tristar Glass Inc. fabricated the glass, while Denison Glass installed it.
